What buyers are actually asking about in North Texas right now
Mortgage rates and median prices are the headlines. What buyers actually ask me about, in the car, on the way to the third house of the day, is something different.
They ask about the drive. The school bus stop. Whether the grocery store closes at nine or ten. Whether the neighbors wave or just nod. Who runs the local restaurant. How long the listings down the street have been sitting. Whether the part of town is on the way up or has already peaked.
None of that lives in a spreadsheet. It lives in the time you spend showing up. After ten years in this market, the questions have not really changed. The neighborhoods have, but the questions have not.
If you are thinking about a move in or out of North Texas this summer, send me the part of town you are weighing. I will tell you the real things, the way I would tell a friend.
